New home construction across Las Vegas: new builds from Henderson to Summerlin

Builders are selling new homes across the Las Vegas valley right now, in Henderson master plans including Cadence, Inspirada and Lake Las Vegas, and in Summerlin, where nine builders are active. Lennar’s Cadence page listed collections from $390,990 on September 24, 2026. Henderson is still issuing permits, but fewer than last year.

Should you wait to buy?

The typical Henderson home value was about $479,263 in August 2026, down 2.4% from a year earlier (Zillow Home Value Index). Home prices across the Las Vegas-Henderson metro were up 2.8% year over year in 2026 Q2 (FHFA House Price Index). The two figures measure different things: the first is an estimate of home values in Henderson alone for August, and the second is a price index for the whole Las Vegas-Henderson metro for April to June. Neither one tells you whether prices will be lower if you wait.

Summerlin’s nine builders, neighborhood by neighborhood

Summerlin’s official builders page lists nine builders selling new homes there: KB Home, Lennar, Pulte Homes, Richmond American Homes, SHAWOOD, Taylor Morrison, Toll Brothers, Tri Pointe Homes and Woodside Homes.

Summerlin’s official site (July 20, 2026) lists Dove Rock by Woodside Homes in the Kestrel district, with single-family and townhome collections priced from the $500,000s. It also lists Sandpiper by Lennar in Kestrel Commons, priced from the high $600,000s.

Toll Brothers announced The Loughton, a gated community within the Summerlin master plan, in an October 16, 2025 post, pricing its condominium homes from the low $500,000s. Summerlin’s own July 20, 2026 post lists The Loughton from the mid-$400,000s instead, so confirm the current price with Toll Brothers.

Cadence, Inspirada and Lake Las Vegas: new homes for sale in Henderson developments, priced out

At Cadence, Lennar’s page describes single-family homes, townhomes, and multi-family residences that are actively selling. Century Communities’ Cadence page says its models are open and homes are now selling, with single-family homes, paired homes and townhomes across three collections, plus quick move-in homes and a 50-acre Central Park. It lists no prices.

Lennar’s Inspirada page describes single-family and NextGen single-family homes that are actively selling.

Lake Las Vegas: golf, parks and 446 permits in the last 12 months

The Lake Las Vegas master community’s own site lists new-home builders and neighborhoods, including Taylor Morrison and Beazer Homes at Verona, Richmond American at Marble Mesa, Toll Brothers at Bella Strada and Blue Heron at Blue Heron Landing. It also lists custom lots on The Island.

Del Webb at Lake Las Vegas is a 55+ community that is still selling new homes. Its three collections start from $434,990 (1,285 to 1,509+ sq ft), $599,990 (2,156 to 2,450 sq ft) and $756,990 (2,337 to 2,726 sq ft), according to Del Webb’s Lake Las Vegas community page on delwebb.com, checked September 24, 2026. City of Henderson permit data read the same day shows an active, issued permit to demolish a Pulte Del Webb sales center at Lake Las Vegas, so ask the builder where sales are handled now.

The same site names Reflection Bay Golf Club and SouthShore Country Club. Two City of Henderson parks are listed here as of September 28, 2026: Terrazza Park has BBQ grills, basketball, and a playground, and Mountain Lake Park has BBQ grills, horse facilities and a playground. The City lists Mountain Lake Park Phase II as on hold, due June 2033.

Quick move-in or build from scratch?

  • Quick move-in home: already started or finished by the builder, so you can close sooner, but most choices are made.
  • To-be-built home: lets you pick the lot, plan, and finishes, with a longer wait.

Ask the builder for a written timeline and what happens if the build runs late.

Compare both on total cost, not only price. A closing cost credit or rate buydown can matter more than a lower list price.

How to buy a new build well

  1. Talk to an agent before your first visit. Ask each builder’s sales office how it handles a buyer who has an agent, and do that before you walk into a model.
  2. Get an independent inspection. A pre-drywall and final inspection lets someone who works for you look at the home before closing.
  3. Read the contract and the warranty. Builder contracts are written by the builder. Check deadlines, deposits, delay terms and what the builder warranty covers and for how long.
  4. Compare lenders. If the builder offers a preferred lender, put its Loan Estimate next to one from an outside lender and compare the full cost, not only the rate.
  5. Get HOA costs in writing. Ask for the monthly dues and whether the community has any special assessments, and get the answer in writing before you sign.

Do I need a real estate agent to buy new construction?

You do not have to hire a real estate agent to buy new construction. The builder’s sales team represents the builder, while your own agent can compare incentives, review the contract and track deadlines. Since August 17, 2024, NAR’s consumer guide says buyers will be asked to sign a written buyer agreement with their real estate professional before touring a home, in person or virtually. It also says compensation between buyer and agent is negotiable and not set by law.

Can you negotiate on a new build?

You can sometimes negotiate on a new build. Ask each builder what incentives it offers on specific homes, such as closing cost help, rate buydowns or upgrades, and get any offer in writing.
