Buyer notes

Before you buy

The valley is ringed by mountains, so mountain views are far more common than lake views — Red Rock to the west, the River Mountains and McCullough Range to the south and east, and Frenchman Mountain to the east. Higher-elevation and hillside neighborhoods get the best ones.

What to check

Three things we look at

01

Which range

A Red Rock view (west) lives differently from a Strip-and-mountains view (east). We help you pick the exposure you want.

02

Elevation

Higher lots in places like Anthem, MacDonald Highlands, Seven Hills and Summerlin capture the biggest views — and sometimes Strip views too.

03

Protected views

A view can be built out later. We check what is behind and below a lot before you fall in love with it.

Questions

What people ask us

Where are the best mountain views in the valley?

Hillside and higher-elevation communities — Anthem, MacDonald Highlands and Seven Hills in Henderson, and parts of Summerlin for Red Rock views. We filter by the range and exposure you want.

Can I get a mountain and Strip view together?

Often yes, from east- and south-side hillside lots. We know which streets deliver both.

Will a new build block my view?

It can. Before you buy for a view, we check zoning and vacant land around and below the lot.
