The tax picture (why most people come)

Nevada has no state income tax and no state estate or inheritance tax, and its property taxes rank among the lowest in the country. If you're moving from California, Oregon, Washington, or the Northeast, the change in your overall tax bill is usually the headline.

See the Nevada property tax guide for how your bill is calculated, and the CA → NV savings calculator to run your own numbers.

The 30-day DMV clock

Once you become a Nevada resident, you have 30 days to get a Nevada driver license and to register your vehicle. Both share the same 30-day deadline.

Under NRS 482.103, you're a resident once you do things like accept a job in Nevada, run a business here, or enroll your children in a Nevada public school — not just when you buy a home. Tourists, out-of-state students, and seasonal visitors are excluded. If you drive a vehicle in Nevada more than 30 days in a year, it generally needs to be registered here.

Tip: book your DMV appointment early — Nevada vehicle registration requires a smog check for most gas vehicles and proof of Nevada insurance, so give yourself time inside the 30 days.

Claim the 3% primary-residence tax cap

Nevada caps how much your property tax bill can rise each year — about 3% for an owner-occupied primary residence, up to 8% for other property, under NRS 361.4723–4724. It is not always applied automatically on a home you just bought, so confirm with the Clark County Assessor (or ask us) that your new home is coded for the 3% cap.

First steps after you close

Transfer utilities (NV Energy for power, Southwest Gas, and your local water district), update your address with USPS and your accounts, set up trash and recycling with your city, and file your DMV paperwork inside the 30-day window. If you're in a master-planned community, register with the HOA for amenity access and gate credentials.

Where people land

Most of our relocating buyers look at Henderson and the southwest valley first. Start with moving to Henderson or moving to Las Vegas, then tell us your commute, budget and must-haves and we’ll narrow it to a short list.
