Short-Term Rental Rules, Las Vegas Valley
Thinking of buying a home to run as an Airbnb or VRBO here? The rules are different in every city, they're strict, and they're changing in 2026. Here's the lay of the land before you buy.
A short-term rental means under 31 days
Across the valley, renting a home for fewer than about 31 consecutive days is a “short-term rental” and is regulated separately from a normal long-term lease. Each jurisdiction — unincorporated Clark County, the City of Las Vegas, Henderson, and North Las Vegas — has its own rules, licenses and enforcement. The address decides which apply.
Unincorporated Clark County (most of 'Las Vegas')
Much of what people call Las Vegas — including the Strip corridor and many valley neighborhoods — is unincorporated Clark County, not the City of Las Vegas. The County requires a license to operate an STR and has been amending its ordinance through 2026, with litigation that has reached the Nevada Supreme Court. Licenses are limited and heavily conditioned. Treat County STR approval as uncertain until you've confirmed it for a specific parcel.
City of Las Vegas, Henderson & North Las Vegas
The City of Las Vegas, Henderson and North Las Vegas each run their own STR programs with their own licensing, density limits, distance-from-other-STR rules, occupancy caps and inspection requirements. What's allowed on one street can be banned a mile away in a different city. Never assume a listing can be an STR because a nearby one is.
HOAs can say no on top of the city
Even where a city allows STRs, your HOA's governing documents may prohibit or restrict them. In master-planned communities especially, the HOA rule can be the real deciding factor. We check both the jurisdiction and the HOA before you write an offer on an investment home.
What to do before you buy to rent
Decide the exact use (short-term vs long-term), confirm the parcel's jurisdiction, check that jurisdiction's current STR program and whether new licenses are even available, read the HOA CC&Rs, and build your numbers on long-term-rental income as a fallback in case STR approval doesn't come through. We'll help you pressure-test a deal before you commit.

What people ask us
Can I run an Airbnb in Las Vegas or Henderson?
Sometimes, with a license — but the rules differ by city and county, are strict, and are changing in 2026. Whether a specific home qualifies depends on its exact jurisdiction and its HOA. Confirm before you buy.
What counts as a short-term rental here?
Generally, renting a home for fewer than about 31 consecutive days. That triggers separate licensing and rules from a normal long-term lease.
Does my HOA affect short-term rentals?
Yes. Even where a city allows STRs, your HOA's CC&Rs can prohibit or limit them — and in master-planned communities that's often the deciding factor.
Can you help me find a home that can be a short-term rental?
Yes — but we verify both the jurisdiction's current rules and the HOA before you commit, and we build the numbers with a long-term-rental fallback. Call or text Nate at (702) 213-5555.
