First Time Home Buyer Nevada Program
Home Is Possible from the Nevada Housing Division helps first time buyers with down payment costs. See who qualifies and which county limits apply.
A Nevada first-time buyer program is Home Is Possible, run by the Nevada Housing Division. The program page lists a 30-year fixed interest rate among its benefits. Requirements include that you haven't owned a home in the past 3 years, will live in the home, and complete a homebuyer education course.
At a glance
- Home Is Possible asks that you haven't owned a home in the past 3 years, according to the Nevada Housing Division.
- The minimum credit score is 640 (660 for manufactured homes).
- Maximum purchase price and income limits are set by county for government loans.
- The assistance is described as 30-year non-forgivable.
Who qualifies for Home Is Possible, and who doesn't
The Nevada Housing Division's Home Is Possible page sets these requirements. You must be a first-time homebuyer, meaning you haven't owned a home in the past 3 years. A homebuyer education course is also required.
You must also live in the home as your primary residence. If you've owned a home within the past 3 years, you don't count as a first-time buyer under these rules.
Here is the main drawback. The program page says maximum purchase price and income limits are set by county for government loans. A home that fits your budget can still fall outside the limit, so check the county limits before you fall for a home.
Credit score and debt ratio you need to meet
The minimum credit score is 640, or 660 for manufactured homes, according to the Nevada Housing Division. A manufactured home is a house built in a factory and moved to its site. Check which number applies to the home you want.
The maximum debt ratio is up to 50%, based on credit score and loan type. Debt ratio means your monthly debt payments compared with your monthly income. A lender can tell you where your numbers land before you start touring homes.
Down payment: what to confirm about Home Is Possible assistance
The Nevada Housing Division describes the Home Is Possible assistance as 30-year non-forgivable, and it lists a 30-year fixed interest rate among the program's benefits. It is a loan, not a grant. Since 2 January 2024 it is an interest-free second mortgage with no monthly payment, and it is not forgiven.
It can cover your down payment and closing costs (the fees due when the purchase is finalized), up to 4% of the total loan amount. The program page gives a percentage, not a dollar figure. The second mortgage must be paid off if you refinance.
Ask your HIP lender when it must be repaid if you sell. Sources: the program page and the lender FAQ.
Here is the before-and-after:
- Before: "assistance" can sound like money with no strings attached.
- After: the program page describes it as "30-year non-forgivable." Ask your lender or the Nevada Housing Division what that means for you, and get the amount and terms in writing.
Tip: Once your lender gives you the assistance terms in writing, put them and the 30-year fixed rate side by side in one monthly payment estimate before you decide a home is affordable.
Should you wait or buy now in Henderson?
Nobody can say where rates or prices in Henderson are headed. What you can check today is whether you fit the program's limits. For Clark County, the Nevada Housing Division lists these first-time buyer limits, active as of 15 June 2026:
- Maximum purchase price: $566,354.
- Maximum household income: $105,500 for 2 or fewer people, or $121,325 for 3 or more people.
Some areas of the county may have a higher income limit. The limits page has the detail. If you are over these limits, the Division also runs a separate Home Is Possible program with no first-time buyer rule. It offers up to 5% of the loan, for buyers with income of $165,000 or less and a home price of $832,750 or less. See the separate program page. Your checklist:
- Check your credit score against the program minimum and your debt ratio against the program maximum.
- Check whether the county limits fit the home you want.

Steps to use the program, in order
- Check your credit score against 640 (660 for a manufactured home).
- Find your county's purchase price and income limits.
- Complete the homebuyer education course.
- Ask your lender for your debt ratio, the assistance amount and the repayment terms.
- Search homes that fit the county limits and that you'll live in as your primary residence.
If step 4 feels confusing, that's common, and it clears up once you have the numbers in writing.

When this program isn't the right fit
Home Is Possible isn't for you if you've owned a home in the past 3 years, or if the homes you want exceed your county's price limit for government loans. If that's you, ask a lender about other loan options. Your lender can compare them using your own numbers.
