Buyer notes

Before you buy

Summer here runs from May into October, so a private pool is near the top of most wish lists. A good pool adds daily use and resale appeal. A tired one can mean a big repair bill, so we look closely before you write an offer.

What to check

Three things we look at

01

Inspect the pool separately

Ask for a pool inspection on top of the home inspection: pump, filter, heater, plaster, tile line and any leaks.

02

Check the running costs

Plan for weekly service, chemicals and higher summer power use. Variable-speed pumps cut the bill a lot.

03

Look at shade and orientation

A north- or east-facing yard with shade stays usable longer on hot afternoons.

Questions

What people ask us

Do pools add value in Las Vegas?

In this climate buyers expect them in many price ranges, so a well-kept pool usually helps a home sell. Value depends on condition, age and the neighborhood.

Should I get a pool inspection?

Yes. Most general inspectors only do a basic check. A pool specialist looks at equipment, surface and leaks.

Can I add a pool later?

Usually, if the lot and HOA rules allow it. We can check setbacks and HOA guidelines before you buy.
